Real estate transactions: Houston commercial lease, sales and financing deals

Flo Trend has leased 46,150 square feet of industrial space at 1400 Kowis St. in north Houston. Chris Caudill and Joel Michael of NAI Partners represented the landlord, NRE LLC. Stephen Schneidau with Cushman & Wakefield and Bill Schneidau with Independent Real Estate Commercial represented the tenant. The company designs and makes specialty products for customers in the municipal, industrial and oil and gas sectors.

Moody Rambin has been awarded the leasing assignment on behalf of 710 Post Oak LC, an affiliate of Gulf Equities Realty Advisors, for its 50,000-square-foot office building at 710 North Post Oak Road. The building near the West Loop and Interstate 10 is home to NeoRhino, an IT solutions provider. Moody Rambin also handles the property management for the five-story building, which is 74 percent occupied. Kurt Kistler and Karen Wright will handle the assignment.

Russ Brown purchased 7.55 acres near the northwest corner of FM 1774 and Tudor Way in Magnolia. CMI Brokerage, an affiliate of Central Management, represented the seller, Trailside Group 7 LLC.

Crossing at Spring Woods LLC has purchased a 32.9-acre tract at 4500 West Mossy Oaks, north of the Grand Parkway, in Spring for a commercial development. Mark Terpstra of Caldwell Brokerage represented the seller.

Zhalunglu-MT has purchased a 7,365-square-foot surgery center at 2622 Marina Bay Drive, League City. Ada Wang of Keller Williams Commercial represented the buyer. Beth Young of Colliers International represented the seller, Marina Bay Drive Realty.

James Walker, an individual, has leased 3,217 square feet at 3100 Timmons for five years. Richard Maloof represented the landlord, Hartman Income REIT, in-house.

Cima Cash Handling America has leased 3,400 square feet at 15720 Park Row Drive. Jason Gibbons with Finial Group represented the tenant.

Millennium Physicians has leased 3,703 square feet at 800 Rockmead Drive in Kingwood. Jacob Aldridge and Zach Leger of NAI Partners represented the landlord. Eric Hughes and Nathan Rodriguez of Centermark Commercial Real Estate represented the tenant.

Two Maids & a Mop and Angel Wings Foster Services have signed up for office space totaling 4,280 square feet at 13017 Jess Pirtle Blvd., Sugar Land. Danna Sossen and Tawnya Dornak with ICO Commercial represented the landlord.

New York-based mortgage brokerage Eastern Union has arranged a $26 million bridge loan for the acquisition and redevelopment of the 587-unit Park Texas Apartments at 11911 Martin Luther King Jr. Blvd. The property is being redeveloped by a joint venture between Auerbach Opportunity Fund II and Blue Magma Residential.

Pediatrix Medical Services has leased 4,250 square feet at 600 Rockmead Drive, Kingwood. Jacob Aldridge and Zach Leger of NAI represented the landlord. Emilie Burton of CBRE represented the tenant.

Jain Society of Houston has purchased 8.1 acres on Synott Road near West Bellfort. Keith Grothaus of Caldwell Brokerage represented the seller. Ryan Fuselier of JLL represented the buyer.

Orgain Bell & Tucker renewed an expanded its office lease at 2401 Fountain View for a total of 5,631 square feet. Jack Parsons and William McCarthy of Finial Group represented the landlord.

Phoenix Pump has renewed and expanded its lease for a total of 15,000 square feet at 6814 Bourgeois Road in Four Seasons Business Park. Jack Gaffney and John Buckley of Finial Group represented the landlord.

Marcus & Millichap brokered the sale of two area apartment properties in separate transactions. Cedar Gate Apartments, a 52-unit complex at 1325 Cedar Post in Spring Branch, and Tronewood Apartments, a 24-unit complex at 9222 Lockwood Drive in northeast Houston.
